			<content:encoded><![CDATA[<p style="text-align: justify;">Planning of the Tabernus Grove we did not even forget, that the buildings we dreamt, will be people’s, families’ home.  So our mission was to make practical layouts so the future residentals can easily conjure it as their home.  The building is being alloyed with aesthetics and practicum,  contains 36 flats, and it is not only a building estate bordered with walls ,doors and windows. </p>
<p style="text-align: justify;">The Tabernus Grove is specifically planned to be go-ahead, it is a residential full of human-scale and human-centered solutions, where the flats can easily constitute complex form of the private sphere.  All the building estates  developed by the Whitefield are practical, natural, and the  environmentally friendly technicals and materials provide the residentals to live in comfornity and harmony. </p>

So what can people do, when their daily task tie them into the downtown, but they imagine their home in a calm,balanced environment? Tabernus Grove can offer the ideal home for people with theese expectations. 			<content:encoded><![CDATA[<p style="text-align: justify;">The place, where the Smart Office’s building will be found, is the most popular business part of Budapest- in the 13th district on Papp Károly street- which runs in parallel to Váci street, connecting northern-Pest with the downtown. Hundreds of thousands of square metres office territory were established on Váci street and in its area . Some examples of the latest and currently being on materialization projects like Duna Plaza, Marina Coast along the Danube, police headquarters of Teve Street, the enlargement of the Central Army Hospital and the recently reported new government section, which is located in the southern ending of Váci Street. Several officebuildings have been built up here, at the moment 3000 new buildings go up here. Schools, kindergartens, post offices , shopping centers ,restaurants, hospitals can be found here in a very close proximity..</p>
<h3>Immediate features of the area</h3>
<h5>Road-system</h5>
<p style="text-align: justify;">The Smart Office’s building is located in the city’s busiest main road, heading to east-west , materialize in the center part of Róbert Károly boulevard,that is part of the beltway connecting Buda and Pest, and also the southern-northern areas . Papp Károly street has a significant role in the aspects of the vehicular traffic, because there is a point where the vehicles can turn left heading to the boulevard, furthermore it is located in two important crossing, the Róbert Károly boulevard- Váci street and the Róbert Károly boulevard- Lehet street. The M3 speedway (heading to Slovakia and Ukraine) is within one kilometer, in turn Váci street is less than 200 metres from the street.</p>
<h5>Public transport</h5>
<p style="text-align: justify;">The office is easily accessible using the public transport. The subway stop of Árpád-gate is less than 150 metres from this , many bus( 20,26,32,106,120,133) stops are located here. Besides this , other buslines(4,4 fastline) also hit this area. The tram 1 goes on Róbert Károly boulevard, the tram 14 on Lehel street. The lines of the other side of the Árpád-gate connecting North-West Hungary’s towns with the capital, the direct lines to the Business Park of Dorog also start from there.</p>

<p style="text-align: justify;">Papp Károly street is a calm, moody ,wide street surrounded by high trees. In its direct ambience there are some 3-4 floored, modern and traditional establishments, on the opposite side the street the Central Military Hospital’s new-built annex stands . Slightly away from the street,towards the Károly Róbert boulevard , officebuildings and dwelling-houses can be found, while toward the Teve and Gömb street new houseblocks were built.</p>

<p style="text-align: justify;">Thanks to its good berth, there are some enormous residental and business constructions . A modern office’s rental price is only 10-12 euro per square metre per month. It is slightly less than the other prices on Váci street, it can also be an attractive possibility for businesses that do not certainly want their office next to a busy main road. The cheaper rental price reflets on the office building, because it is accentuationed on the practicality and functionality . The closeness of the Central Military Hospital is good for the businesses based on medical profile, such as the health centers, surgeries, thermal baths, fitness clubs, pharmacies, bio shops and companies offering physiotherapy . Due to the good infrastructure and the easy accessibility it can be perfect for other businesses . It is important to mention, that the renewal of that part of the city magnetized a lot of professional skilled young people, and families to the area, who also need services, entertainment and relaxation. The prices are higher than the avarage price of the flats in Budapest, its 1200 euro per square metre. In 2007 the return rate was 8 % by selling the officebuildings.</p>
<h5>The investment</h5>
<p style="text-align: justify;">Many other offices can be built in the building, because of the flexible organization of the establishment. Tending on people’s comfort, there will be two elevators in the real estate. The 1050 square metred area has a parking lot .</p>

<h5>The downtown’s typical mood</h5>
<p style="text-align: justify;">Mátyás Garden is located in Budapest’s reborned district, in Józsefváros, it is the determining part of Pest’s typical downtown. Not many district can take pride in so much attractions, cultural establishments and historical memories than this part of Budapest. In this district there can be found the Hungarian National Museum’s classical building, the Erkel Theatre, Hungarian Radio, Metropolitan Ervin Szabó Library in the Weckheim-palace and the Péter Pázmány University’s faculty of law.</p>
<p style="text-align: justify;">National Pantheon and the Botanical Garden is also belong to the area’s attractions. Behind the region of Kálvin square there can be found the „palace section of Józsefváros”, that is the capital’s most beautiful secession house collection. 178 flats were established in the Mátyás Garden. <p style="text-align: justify;">District 13 is located in the middle northern part of Budapest, which has a great importance by a loads of point of view. It is the fourth biggest district with its 130 thousand residents, and take the third place in consideration of the numbers of the flats ( 60 thousands) . Several officebuildings have been built up here, now it is becoming the leader district , because at the moment 3000 new buildings go up here.</p>
<p style="text-align: justify;">The district is the most developed part of the city,and there can’t be questions why it is. Two bridges interconnect it with Buda and Róbert Károly boulevard, Lehel street connect the district with the other parts of the city. Blue underground line has six subway stations, what makes the travelling easier. Danube is the western border of the district, which has a bright prospects on the Margaret Island and the mountains of Buda. Classical buildings fall in line of the southern part of the city centre. The closeness of the centre, the construction of the Westend City Centre and the regenerate of the market of the Lehel square result in economic and residential developments, which magnetized a big amount of middle-class people to live here, enjoying the advantages of the modern building estates, like the House of Cleopatra, House of Caesar, building estate of Riverside and the Garden of Rome.</p>
<p style="text-align: justify;">Váci Street , is the major artery of the city, connecting northern Budapest with the city center. Hundreds of thousands of square meters of office buildings have been built along Váci Street and the sorrounding areas. Some examples of the latest and currently being on materialization projects like Duna Plaza, Marina Coast along the Danube, police headquarters of Teve Street, the enlargement of the Central Army Hospital and the recently reported new government section, which is located in the southern ending of the Váci Street, which is available in minutes by tram,car or underground..</p>
<p style="text-align: justify;">Until the 1980s, the district had one of the largest industrial countryside of the city. The heavy industry based on industry structure has practically disappeared from the district after the end of the regime. Large places arosed in the most developed part of the city,after the closed and destroyed old factories , which is easy of approach with the public transportation. These places have been quickly expended with a lot of purposes. A lot of shopping centers and service industries have offset here since then.The area has an excellent infrastructure. Schools, kindergartens, post offices , shopping centers ,restaurants, hospitals can be found here in a very close proximity. Other parts of the city are quickly and easily accessible.</p>

<h5>Public Transportation</h5>
<p style="text-align: justify;">The parcel is approachable with the trams of 1, 12,14 or the bus of 4, 20, 30 or 32.The Árpád gate subway station is only in two tram stops, while the Mexikói street underground station is in three stops. The M3 speedway, Károly boulevard and Lehel street are so close to the parcel by car. The principle services like the local government, kindergarten, school, post office, pharmacy, surgery, hospital are in an available distance.</p>
<h5>Immediate surroundings</h5>
<p style="text-align: justify;">Coastal residentials have been built up in a very high rate close to the area of Jász street . Whole street of industrial areas and ramshackle housing estates have been torn down to make new and modern buildings. Theese buildings have places to make office spaces on the ground floor ,where the residentals are being served by businesses and underground parking places are also ensured for cars. This progress is actively supported by the local government of the district, which members worked out a long-term developing layout some years ago. The investment of Üteg Street will be located close to the local government’s building and to the Béke téri park. A new residential district is being built next to the Petneházy and Országbíró Streets. Behind the territory, there is another new building estate. Renovation and modernization defines the district’s profile.</p>
